1031 exchange tools as an MCP server
Ask Claude, ChatGPT or another assistant about a 1031 exchange and it can answer with this site's calculators: your 45 and 180 day deadlines, the tax a sale without an exchange would cost, the tax on any boot, and the DST offerings filed with the SEC. Free, read-only, no key.

Tools
| Tool | What it returns | Try asking |
|---|---|---|
exchange_deadlines | The 45-day identification deadline and the end of the exchange period from a closing date, with the tax-return catch by filer type and extension, weekend and holiday flags and days left. Same math as the deadline calculator. | I closed on my rental on November 6, 2026. When do I have to identify and close on the replacement? |
estimate_exchange_tax | The tax on selling outright (gain, 25% depreciation recapture, 0/15/20% rates, 3.8% NIIT, state tax) and, with a replacement price, the exchange result: cash and mortgage boot, tax on the boot, gain deferred, new basis. Same engine as the capital gains calculator. | I am selling a rental for $1.2M that I bought for $600K with $180K of depreciation. What tax would an exchange save us? |
list_dst_offerings | Delaware statutory trust offerings from SEC Form D filings, newest first, by property type, filing quarter, name or CIK: size, amount reported sold, minimum, broker-dealers and the EDGAR link. Filings data, not an offer. | Which industrial DSTs filed a Form D this quarter? |
Discovery file: /.well-known/mcp.json. For bulk use, the full DST list is a free CSV and JSON download on the data page.

Nothing returned is tax, legal or investment advice, and no DST row is an offer or a recommendation.
Questions people ask
Is there a cost or an API key?
No. The server is free, read-only and needs no key or sign-in. Please cite the 1031.help page or the source that comes back with each answer.
Are the answers the same as the calculators on the site?
Yes. The server runs the same deadline and tax code as the calculators on this site, so an assistant and the page give the same numbers for the same inputs. Both are estimates, not tax advice.
Where does the DST data come from?
SEC Form D filings: the quarterly Form D data sets plus the EDGAR daily index, reread every week. Each row is what the issuer filed. It is not an offer, a recommendation or a sign that an offering is still open.
