Who runs this site

1031.help is operated by Janover Capital LLC, 6401 Congress Ave., Ste. 250, Boca Raton, FL 33487, (561) 559-4111, hello@1031.help. Janover Capital is a commercial mortgage capital markets advisory firm. It arranges commercial-purpose financing through lenders, including loans on 1031 replacement properties. It is not a bank or a direct lender, and any loan depends on a lender’s approval and terms.

How the site is paid for

The site is free to use. Janover Capital may earn a fee if you ask it to arrange financing and a loan closes, under a written agreement you’d sign first. That is the only way the site earns money today.

  • No qualified intermediary, CPA, enrolled agent, DST sponsor or broker-dealer pays us, and we have no referral or lead-sharing arrangements with any of them.
  • Requests you send on the ask a question, financing and contact pages go to Janover Capital only. We don’t pass them to anyone else unless you ask us to, for example to a lender when you want financing arranged.
  • If you ask a question that needs a qualified intermediary, a CPA or a tax attorney, we may suggest the kind of professional to talk to. We don’t take referral fees for that.

No page on this site is sponsored, and nobody pays to appear in the DST data.

DST data

The DST offerings tracker shows filings data: facts copied from Form D notices that issuers filed with the SEC. Form D is a notice of an exempt offering. A Form D filing is not SEC review or approval, and the SEC doesn’t pass on the merits of any offering; neither do we. Nothing in the tracker is an offer to sell or a solicitation to buy a security, or a recommendation. Offerings are sorted by filing date and broker-dealers alphabetically; nothing is ranked. The tracker doesn’t show yields, distributions or returns, and it can’t tell you whether an offering is still open.

DST interests are generally sold only to accredited investors, through the sponsor’s offering documents and a registered broker-dealer. They are illiquid and can lose money.

Janover Capital is not a broker-dealer or an investment adviser, isn’t registered as either, takes no part in any securities transaction, and receives no compensation tied to any securities offering. The site’s forms don’t take requests to invest in DSTs.

Tax information

The calculators and guides explain federal and state rules as written in the sources each page cites. They give estimates for planning, not tax advice. Your facts, the year of the sale, the alternative minimum tax, local taxes, losses and elections can all change the result. Before acting, confirm with a CPA, an enrolled agent or a tax attorney.

The IRS does not license, approve or endorse qualified intermediaries. Some states regulate them; see choosing a qualified intermediary.

Not a government site

1031.help is not affiliated with, endorsed by or acting for the IRS, the SEC or any government agency.
