SEC Form D filings data, not offers or recommendations. Every row is copied from a Form D notice the issuer filed with the SEC. Form D is a notice of an exempt private offering, not a registration; a Form D filing is not SEC review or approval of the offering. Nothing here is an offer to sell or a solicitation to buy a security, and no issuer, sponsor or broker-dealer pays to appear or to be ranked. Rows are sorted by filing date only. No yields, distributions or returns are shown or implied. DST interests are generally sold only to accredited investors, are illiquid, and can lose money; read the private placement memorandum and talk to your own adviser.

Source: SEC Form D data sets (2024Q4 through 2026Q3) plus EDGAR daily filings from 2026-10-01 to 2026-10-23. Refreshed weekly from EDGAR; last refresh 2026-10-23. How the list is built.

Where it comes from

The rows come from the SEC's Form D data sets, 2024Q4 through 2026Q3, plus every Form D on the EDGAR daily index from 2026-10-01 to 2026-10-23. A filing is kept when the issuer's name contains "DST" or "Delaware Statutory Trust" and it picked a real estate industry group. When an issuer has amended, only the newest filing is kept, because each amendment restates the whole offering. The method notes on the tracker cover the rest. A job on the site's host rereads EDGAR every week and these files are rewritten from the result, so the as-of date above is the last refresh.

Every figure is what the issuer typed into its Form D. The SEC doesn't review Form D, so a typo in a filing is a typo here. The file holds nothing Form D doesn't ask for: no distributions, no yields, no fees beyond sales commissions and no property addresses.

Columns

The CSV and JSON carry the same 20 fields. Dollar amounts are whole dollars with no formatting. A blank CSV cell is null in the JSON.

Getting it by machine

https://1031.help/data/downloads/manifest.json lists each file with its row count, as-of date, source, record key (cik) and the fields that change between filings (sold, remaining, investors, accession). Check its as_of before pulling the full file. Please fetch at most once a day; the data changes only when the list is refreshed.

Alerts: POST /api/alerts takes the sign-up form on the tracker. That endpoint is for people signing themselves up, not a feed.

License and credit

The underlying data is public. The SEC treats information on sec.gov, EDGAR filings included, as public information that may be copied or redistributed; if you pull from EDGAR yourself, its fair access policy applies (a declared user agent, no more than 10 requests a second). This site's compilation, meaning the filtering, the one-row-per-issuer selection and the property-type labels, is offered under CC BY 4.0. Credit it as "Data: 1031.help (1031.help)" with a link to this page.

It comes with no warranty. It's a copy of what issuers filed, it lags EDGAR by however long it has been since the last refresh, and it isn't investment, tax or legal advice. If you show it to investors, your own securities-law obligations still apply. For a commercial feed or bulk license, write to desk@janover.co.
